The classic Sale property is a 1900s–1930s semi with a rear dining room, a bay or a square window looking onto the garden, and a side or rear back door. The garden is often 20–30 metres long and barely used because there’s no direct route to it.
The fix is almost always the same: take the rear window down to floor level and put in a three-pane bi-fold. It needs a beam over the new opening, it takes three to five days, and it starts at £2,995. It’s the single most transformative thing you can do to that house short of extending it.
Where the property has already been extended, the doors usually go into the new rear wall and there’s no structural work at all.
